We focus on providing stable housing and helping tenants build a positive history of on-time payments, which is a critical first step towards qualifying for a future mortgage.
What are the initial steps to begin a rental application?

What are the income and credit requirements?
We review applications holistically, looking for stable income. We are evaluate each family's situation individually.
Who manages maintenance and repairs?
Maintenance requests can be submitted via text message or email. We prioritize urgent repairs and ask that we be contacted via telephone for all urgent matters. We want to ensure your living environment remains safe.
What is the standard security deposit required?
Security deposits are generally equivalent to one month's rent. This deposit is held to ensure the property is returned in good condition and is fully refundable at the end of your lease, subject to a final inspection.
Are pets permitted in your housing listings?
We understand that pets are family; however, we do not allow for certain pets in our rentals. Please review the individual listing details for more information.
What are the primary maintenance responsibilities for tenants?
Tenants are expected to keep the property clean and perform minor upkeep, such as replacing light bulbs. Tenants are also required to maintain the yard and sidewalk (mowing, weed eating, shoveling snow). Any city fines will be assessed to the tenant. Any significant maintenance issues or damage must be reported immediately to the landlord.
How are utility payments and transfers handled?
Tenants are responsible for setting up and paying for utility services in their own name. Proof of transfer is generally required before the keys are handed over on move-in day.
Is there an application fee involved?
No, at this time there are no administrative fee. Specific details will be provided with your application response.
